Surprisingly, this hotel was more than we'd expected it to be. The rooms are very spaceious, it's in a cute street where (I think) Japanese people live as well. It's around a 20 to 25 minutes walk to the city centre which is fine or you we're also able to take the subway which was a 3 minutes walk. The bed was very comfortable, the bathroom was very clean and had a bath tub which we love! We used it many times after a long day of walking. We didn't hear any noise from other residents or from the area. It was very quiet. We also felt very safe since you get a code upon checking in for both the front door and the door to our room.

I made a last-minute booking because of change in my schedule. I'm glad I found this. The guy at the front desk was curt but efficient. I like the layout of the room which has three twin beds with room to walk in between. The room was not spacious but big enough to accommodate the three of us and our four mid-sized suitcases. Very clean. There's also a washing machine inside. Location was great. It was walking distance from the subway and the railway station, and a lot of the cultural sites in the area.

Very Clean. But no staff because everything like check in/out and front door access was automated. Had I known that, i would have chosen to stay at a hotel with a front desk staff. For example, to get a taxi, had to walk to a main street and flag one down. With no staff, no luggage room. With no staff, no one to ask questions like where's a pharmacy or how do I get to Ryoanji or Teramachi or where to go to get breakfast? With no services, I thought the hotel rate was a little high.

Check-in was very convenient being automated, and you could order new towels through the QR code link. There's also a rack with bike locks in reception for securing your suitcase if you arrive early or want to stay after checkout without having to lug it around the city. There's also 2 washer/dryers (coin-operated) and 1 microwave on the ground floor. Nice and quiet, clean, easy walk to a bus stop, and very spacious rooms (compared to what you usually find in Japan).

We were lucky because the receptionist when we entered was Tommy. He was very friendly. The beds were comfortable. We appreciated the free deserts. Location is pretty good. The nearest station is only one stop away from Kyoto Station, which was very convenient. It’s also convenient that the locks to the hotel is a pass code. We also liked the pajamas/robes. We are definitely choosing M’s hotel again when we come back to Japan.
